What apartments are available?
We offer studio, one, two, and three bedroom units. What we often refer to as our “studio” is actually a one-bedroom with a sliding pocket door, giving you privacy while maintaining an open layout.

Community Amenities:
On-site dining (KOKO Korean restaurant), Wellness Center with sauna and tanning bed, Gym, Rooftop Terrace, 24-hour Coffee Bar, Resident Lounge & Media Lounge, Private Study Rooms, Package Room for packages, On-site Management & Maintenance, Secure Building Access, On-site Print Station.
Apartment Amenities:

What is the lease term?
Standard lease: August 17, 2026 – July 31, 2027 (348 days). Shorter leases aren’t offered, but subleasing is allowed.

What is included in the rent?
Monthly installment includes: Internet, water, sewer, trash & recycling, washer & dryer, and access to all amenities!

Are units furnished?
Yes! All apartments come fully furnished with high-end finishes, stainless steel appliances, in-unit washer/dryer, smart TVs, and more.

How do I pay rent or deposits?
All payments, including the security deposit, are made through AppFolio. The portal also allows maintenance requests and direct communication with our team.

Are pets allowed?
Yes, cats and small dogs are welcome with a pet deposit. Contact us for details

When is rent due?
Rent is due on the 1st of each month, with a 5-day grace period. Late fees will be applied on the 6th of each month.

Where do I park?
Due to the nature of College Town and local zoning restrictions, we were not able to include a dedicated parking lot in our building plans. However, there are still several convenient and flexible parking options:
Cornell Commuter Parking Pass – This is one of the most cost-effective options at $359.80 for the year, and it offers parking in lots that are very close to campus.
Dryden Road Garage – Offers both daily and weekly parking rates, providing flexibility for those who may not need year-round parking.
Ithaca Renting Company – They offer parking spaces to non-tenants, often with more flexible terms depending on availability.

Do I need a parent or guarantor signature?
No, a parent or guarantor signature is not required.

What utilities are included?
Your rent includes high-speed Wi-Fi/internet, water, and sewer. Other utilities, such as electricity or optional services, may not be included; please check your specific unit listing for details.

What are rental installments?
A rental installment is a payment made as part of a series of equal payments. To simplify billing, the total cost of the lease is divided into equal installments rather than adjusting the first or last payment. These installments account for the lease start and end dates, including any proration.

What type of flooring and appliances do the units have?
All units feature vinyl wood flooring throughout the apartment. Kitchens come equipped with stainless steel appliances, ensuring a modern, high-quality finish.

Is there insurance coverage for my belongings?
Your lease does not cover personal belongings. We require renter’s insurance, which is generally inexpensive and protects your belongings in case of fire, theft, or other incidents.

How do I receive mail and packages?
Mail: Delivered to your apartment’s mailbox on the property.
Packages: Stored in the on-site package room for pickup.s.
